Phoenix FACTS
Phoenix is the 5th largest city in the United States. We’re a vibrant, growing city and a great place to live, work, and play!
Housing experts for years regarded Phoenix as one of the few affordable major cities. After years of double-digit price increases, that may no longer be the case.
According to the U.S. Census, the median family makes $68,000 in Maricopa county. That leaves a more than $40,000 gap between the median income and the expected income needed for the median house.
Phoenix-Mesa-Scottsdale, AZ Housing Affordability Index is at a current level of 149.90, down from 151.60 one year ago. This is a change of -1.12% from one year ago.
A group home is a private house that serves as a home for people who are not in the same family but have a common characteristic. In the United States, this would mean a home for people who need social assistance or who are not able to live alone or without proper care for safety reasons.
A group home is different from a halfway house because it is not restricted to recovering addicts or convicted criminals, and also because the people who live there usually have to help maintain the household by doing chores or helping to manage a budget.
In July 2022, home prices in Arizona were up 13.0% compared to last year, selling for a median price. On average, the number of homes sold was down 30.5% year over year and there were 8,445 homes sold in July this year, down 12,146 homes sold in July last year.
According to the U.S. Department of Housing and Urban Development, prices went up 21% last year. The growth was the most in the Southwest region of any metro area, with the median Phoenix metro home costing nearly $450,000.
Compared to the 55 largest metro areas in the U.S, Phoenix was 18th most expensive, still behind other cities like Los Angeles, San Fransico, Denver, and Seattle. However, the lack of affordability has some potential buyers giving up.
In Arizona, a group home is a home with six or more unrelated residents and no type of care or supervision. These homes must be set up in a multi-family zoning area, not in single-family zoning.
